Emergencies

What is an emergency?

An emergency is a situation that is life threatening or poses an immediate danger to your health and safety. IN CASE OF FIRE, MEDICAL OR POLICE EMERGENCIES, CALL 911 IMMEDIATELY. The emergency number should be used by you when the management office is closed. This is before 8:30 AM and after 5:30 PM on weekdays and Saturdays, Sundays and holidays. To reach the emergency number, call 817-732-2424 and follow the instructions.

Other emergency situations:

Natural Gas Leak - If you detect a gas smell:

  1. Turn off all electrical devices.
  2. Vacate the property.
  3. Call the management office at 817-732-2424. Management will determine the next step to take.

Water leak - If water is running in an uncontrolled manner such as a water line break:

  1. Turn off all electrical devices near the leak.
  2. Go to the water meter at the street and turn off the water. A wrench or water meter shutoff device will be needed.
  3. If the water is not receding and remains standing inside the home, call the management office.
  4. If the water is receding, report the problem to the management office the next morning.
  5. Soak up as much water as possible to avoid damage to carpets and floors. If possible, turn on fans to dry the wet areas.

Non Functioning Air Conditioner - If the dwelling has only ONE air conditioning unit and no air is coming from the vents:

  1. RESET THE ELECTRICAL BREAKERS. Check the electrical breakers at the main breaker box AND at the air conditioning shut off breaker for a "flipped" breaker, one that has turned off. (The A/C shut off breaker will be near the condensing unit outside the home.) BREAKERS ARE NOT NECESSARILY "ON" WHEN IT LOOKS SO AT FIRST INSPECTION. Test each breaker by pushing it to the "off" position and then firmly pushing it back to the "on" position for it to reset.
    TENANT WILL BE RESPONSIBLE FOR ANY SERVICE CALL CHARGES FOR RESETTING THE ELECTRICAL BREAKERS.
  2. If the air conditioning stays on after resetting the breakers, report the incident to the management office immediately or, if after office hours, the next morning. If the air conditioner does not stay on, call the management office.
  3. If you have more than one air conditioning unit, report the problem to the management office the next morning.
  4. If water is leaking from the air conditioning closet or through the ceiling at a location near the unit in the attic, turn off the air conditioner. Soak up any water which may have leaked onto carpets and floors. If possible, turn on fans to dry the wet areas and carpets. Leave the air conditioner off and report the incident to the management office immediately or, if after office hours, the next morning.
What is NOT an emergency?

A non-emergency is a situation that does not pose an IMMEDIATE threat to your health and safety. This includes air conditioners and heaters not working at full capacity, air conditioning leaks, toilet backups, leaking faucets and malfunctioning appliances.

Non-emergencies should be reported to the management office in writing as soon as possible.

REMEMBER: ALL REPAIR REQUESTS MUST BE IN WRITING, INCLUDING EMERGENCY SITUATIONS after you have verbally reported them.
