Tenant Management Services

  • Provide move in procedures to tenants and monitor the move in process.
  • Represent the owner in all tenant issues and requests.
  • Collect rent, late fees, and tenant maintenance fees.
  • Effectively work with tenants to enforce the terms of the lease agreement, recover NSF checks, report to credit agencies, and evict tenants when necessary.
  • Provide move out procedures to tenants and monitor the move out process.
  • Process tenant security deposit dispositions as required by the Texas Property Code.

Property Maintenance Services

 

  • Utilize our own in-house employees and trusted vendors to perform maintenance and repair work.


  • When needed, employ licensed and insured vendors to perform work requiring specific skills and/or licensing.


  • Monitor compliance with the Texas Property Code, appropriate City and Fire codes, and other landlord/tenant laws related to the condition of tenant occupied properties.


  • Perform periodic inspection as required with State, City, and Fire Department personnel.

 

  • Provide a 24-hour emergency maintenance response to tenants.

 

  • Inspect the property periodically and prior to lease renewals.

 

  • Perform tenant move out repairs and prepare the property for showing to new prospective tenants.

 

Accounting Services

 

  • Timely pay property expenses as required.

 

  • Distribute the net collected proceeds to the owner by the 15th of each month via direct deposit.

 

  • Provide monthly statements detailing all current transactions.

 

  • Provide web based Owner Portal for past statement activity.

 

  • Provide annual 1099 forms and year-end income and expense statements for each property.

 

  • Pay mortgage, taxes, insurance, utilities, and HOA dues as requested by owner.
